Value expert reports

Each item of real estate has its value. This is, of course, dependent on the age and the situation on the real estate market. A comprehensive real estate check by TÜV provides assistance in ascertaining the current value and enforcing it in the event of an inheritance, divorce, loan or insurance.

A value expert report provides buyers and sellers of real estate inside and outside Germany with the opportunity of basing their ideas as to price on neutral appraisals in respect of ground, construction, asset and income values and the current value which is derived from the foregoing.

The TÜV construction experts also document the condition of the building structure as well as any defects and damage. In any event, value expert reports ensure a clear basis for negotiation and work to avoid conflict.

Module I: the value expert report includes

• Land Register contents (Real Property Register, Departments I and II)
• Land Register description
• Building description
• Calculations (Living and/or commercial areas, enclosed space)
• Ground Layout
• Construction drawings (ground plans, sectional drawing)
• Value determination (individual values for ground, construction, asset and income values)
• Determination of current value-Photographs (exterior view, interior view of the most important rooms), ascertainment and documentation of visible damage and construction defects as appropriate

Module II (supplementing Module I)
Procurement of the documents necessary for compiling the expert reports from the offices. For this purpose, we require your written authorization for the Building and Land Register Office.

Module III (supplementing Module I)
Determination of the living and/or commercial areas in accordance with DIN as well as of the enclosed space using available current true-to-scale and dimensioned construction drawings.
These calculations form the indispensable basis for compiling the expert reports and are appended to the expert report as an annex.

Module IV (supplementing Module I)
List of measurements of the building and compilation of true-to-scale drawings (M = 1:10).
